We're having a debate about how the reduced parking credit applies to a large building serving as a lab. Parking offsite is being constructed with more than 500 spaces dedicated to staff. It is paid parking. The municipal code suggests 450 spaces are required for this building typology. In as much as staff must pay to use the parking, how would the credit apply? Thanks!

Are all 500 spaces designated for use for the project building? If the code requires 450 spaces and you are including 500 spaces, you won't get the credit. The first requirement for the credit is that parking capacity cannot exceed minimum local code compliance. If the 500 spaces are shared with another building, you could say that only xx are designated for the project building. You would also need to use the base ratios to figure out what percentage reduction that you would need to demonstrate. The fact that you must pay for parking doesn't preclude the project from having to follow these requirements.
