I haven't energy modeled yet and am reviewing someone else's work on EAp2. This is for LEED v3.
In Table EAp2-1, how does "Regularly Occupied GSF" and "Unconditioned GSF" affect this credit or other credits? Is it that a regularly occupied space is accounted for in energy modeling but not non-regularly occupied space? Is this the same for the unconditioned space?

These two columns are not heavily scrutinized in the review process. The more important of the two is unconditioned space.
In general this information is not cross referenced with other credits.
Both regularly occupied and non-regularly occupied space are included in the model. This particular column has never made any sense to me for this prerequisite. Just make this area the same as the space area column.
Unconditioned space may or may not need to be modeled. An unconditioned space with just lighting would not need to be physically modeled. An unconditioned space with ventilation would need to be physically modeled. Only conditioned space counts toward the baseline system selection in Table G3.1.1A so it can be useful to understand the amount of unconditioned space in a model.
