Curious how other have looked at this credit from the perspective of the project not having any parking on-site, but do offer the employees discounts to a nearby parking.
Could it be possible to get both:
- Option 1. No Off-Street Parking (1 point) Do not provide off-street parking.
(since our building/owner is not providing parking)
AND - Option 2. Reduce Parking (2 points) Do not exceed the minimum local code requirements for parking capacity.
Provide parking capacity that is a 30% (1 point) or 60% (2 points) reduction below the base ratios recommended by the Parking Consultants Council, as shown in the Institute of Transportation Engineers’ Transportation Planning Handbook, 4th edition, Table 11-12.
(assuming we would have to get counts of the nearby structure)

HI Carina,
The language explicitly has "OR" on the various options. It depends on which path you go or what difficulty level you choose to document this credit. However, both the options cannot go hand in hand, as for Option 2 to happen, the project needs to reserve off-street parking which can be outside the LEED Boundary. So, Option 1 can't be applied if you go with Option 2. Hope that makes sense or let me know if I am not interpreting your question correctly.
