I have a commercial office tower that will be purchased once completed. The underground parking for this tower however will be owned and managed separately. It gets complicated as the building boundary above ground (surrounding courtyard) is much smaller than the carpark boundary underground. How do I then decide the LEED Project boundary? If I follow the larger underground carpark boundary, a lot of landscape and hardscape items outside the project scope. Can there be 2 different LEED project boundary for above and below ground?

Bernard, your approach sounds reasonable to have the above-ground boundary different from the below-ground area. You may want to include a detailed narrative with your documentation explaining what the above-ground scope of work includes so it is clear.
