we are currently working on a project which is nearing substantial completion but we haven't yet done our design submissions for LEED.
will it affect our LEED certification? please advice.

Hello Stella,
No it will not affect your LEED certification. You can submit your LEED documentation during a combined review (Design + Construction documents). You can change this process under timeline in LEEDonline.

Thanks Markus, but do you mean that we cannot do a seperate design and seperate construction submission?in two phases?

Stella,
You can submit a split review, but makes that sense if the project is nearly completed. Please note the review times. 5 weeks for the preliminary review by GBCI – than your time to reply to the comments, may be two weeks- and then the final design review by GBCI 4-5 weeks. Round about 3 month. For the construction Review the same review times. If you submit a combined review you will only have this once and save a few review fee.

Yes i agree with you. But the clients are insisting that we go for a split review,so i would like to know if we could still apply for a split review,as the building is almost completed?

You still can do this. There is no deadline like for LEED EBOM projects after the performance period.
