We have a project which will be built on the site of an existing building. Does the demolition of that existing building need to be included in the MRc5 waste diversion calculations? Or is the intent of the credit to apply only to demolition waste created from renovation of an existing building? Is it included only when the existing building demolition is in the LEED project scope? In many cases, an existing building is removed in advance of the LEED project, and the waste not tracked at all. We realize that deconstruction of the existing building would be beneficial, though costly.

It should be included as part of the overall project scope, and part of the LEED intent to reduce waste. Excluding a major source of landfill waste from credit scope would not really be in keeping with the intent, right? However, some projects don't truly get underway, especially relative to LEED, until after the site is clear. There are definitely cases where an existing building demo is not included.

New question for an old post... Does anyone have any precedents for whether demolition from an existing building should be counted if only a small fraction of it overlaps with the new LEED project boundary? Does it matter if the demo work is performed by a different contractor under a different contract?
In our case a superblock is being redeveloped into several smaller parcels, so all the lot lines are changing. About 10-15% of our new project site overlaps with the footprint of an existing building that is being torn down. I imagine it will be impossible to separate out the % of existing demolition waste that aligns with the footprint of our project. The only way I could imagine trying to include it in LEED is to track the demo for the entire building and assign a % to the waste totals based on the % of area that overlaps with the LEED site. I'm hoping we don't need to do this since I do not believe the rest of existing site is pursuing LEED.

I have included the demo waste as you have indicated in your post by taking the SF within the LEED Project Boundary as a percentage of the total building SF to determine total demo waste, total landfilled / total diverted from landfill. Hopefully the demo waste contractor will be able to provide receipts for the hauls and divert the steel and concrete at a minimum. Fingers crossed for your Project Team.
