Has anyone pursued this credit for a multifamily building? I'm assuming the automated demand response would only apply to common areas under the building management's control. Does anyone have experience with this?

I have one success story. For a multifamily building, colleagues were able to show a 10% peak demand reduction was achievable for the building from dwelling HVAC only. They submitted the documentation for addressable thermostats under v4.1 Grid Harmonization. I don't know if a DR program was available from utility serving their project. I'm planning to use a similar stratregy for another project, so I've been calling major manufacturers asking about what thermostat to specify for a program not yet available in my area.
You could also split reductions across private and common area as the grid won't care how the reduction is achieved.
Relatedly, around 2015 I submitted addressable, learning thermostats as an ECM under Optimize Energy Performance with savings documented by a third-party, but the technology was not considered innovative enough to earn points.
