CS vs NC for Mixed Use + Residential

We currently have a project with around 70 % of residential area (around 8 floors) and 30% of retail. Which type of rating should we go for, since the future tenants of the retail might want to go for CI. Thanks

Victor, Your project sounds like it would best qualify under Core and Shell. I typically see mixed use projects that apply under CS, as the Owner of the building will not own the residential units (assuming these are condominiums and not apartments) and will not occupy the retail components of the project. If the residential units are apartments, then it is perfectly acceptable for projects to attempt NC and have a portion of the project be future tenant fit-out spaces (retail). In that case, for the spaces that will not be fit-out by the building Owner, you will want to reference LEED Interpretation 10102. Hope this helps!
