Core & Shell Appendix 2 requires that the baseline core and shell HVAC system be modeled per ASHRAE 90.1-2007 Table G3.1.1A. Appendix 2 also dictates the values used for power and lighting in the tenant spaces (based on ASHRAE 90.1-2007 andTable 1 in Appendix 2). Appendix 2 does not mention the HVAC system for the tenant spaces. I am working on a 2 story office building that is 140,000 sf total. During the core and shell design only the core will be conditioned (less than 25,000 sf) by units only serving the core area. The tenant portion will be conditioned with separate units during the tenant improvement. First, is my area for use with the "Building Type" in Table G3.1.1A based on the whole building area (approx. 140,000 sf) or just the currently conditioned core area (less than 25,000 sf)? Second, does the HVAC system have to be modeled for the entire building or just the core?

The square footage is for the whole building.
An HVAC system is modeled for the whole building. Model the entire baseline according to the system from G3.1.1A. The proposed core is modeled as designed. If the tenant spaces are not designed they are modeled identically to the baseline.

Marcus, in this same topic and considering your answer above: if I have a non residential building f 12,000 m² (129,167ft²), my baseline for the whole building is system 8, VAV with 2 chillers and 3 cooling towers, according to ASHRAE. However, in the first floor I have 3 tenant spaces where the hvac system is not designed, tenant will be responsible for it. Does that mean that, for this 3 spaces (around 500 m²/5,381ft²) I will have to keep system 8 (2 chillers and 3 cooling towers!!!) to model it identically to the baseline???

Not necessarily. Do any of the exceptions to G3.1.1 apply? If so you may be able to model a system 4 in the baseline and then adding that to the proposed is much easier.

Hi Marcus. The building has 14 stories. The tenant spaces on the first floor are not part of the building administration, they will probably be used for shops while the whole building has offices. Is there any exception for that? Or do I really have to keep system 8 for those spaces?

Look at G3.1.1 Exception b - any spaces that have occupancy or process loads or schedules that differ significantly from the rest of the building can use this exception. Certainly looks like there is probably an occupancy or schedule difference. Make sure to read the exception for specifics to see if your project qualifies.
