Our project is a high-rise apartment building with C&S retail on the ground floor. The credit requirements section in the NC reference guide says that for C&S spaces "Mechanical ventilation systems installed during core and shell construction must be capable of meeting projected ventilation levels based on anticipated future tenant requirements."
If the ventilation system is NOT installed during C&S construction, but is left to the future tenants as part of their fit out, how should we account for these spaces in the documentation? Do we exclude them, and provide our Tenant Guidelines as documentation? Or do they need to be factored in another way? Any advice or experience is appreciated. Thanks.

Just saw that Interpretation #10102 has been updated as of 1/27/2017. Tenant Guidelines and an Owner's Commitment Letter are no longer required for compliance for projects with up to 10% of building gsf or 20,000 gsf (whichever is smaller) of incomplete space.
So maybe now I simply omit these spaces entirely (since they are below the gsf threshold)?

I believe that you are correct. I would add a short description of the spaces and why you are omitting them, as the reviewer will likely ask.
