Core and Shell without plumbing

I would like to confirm that if the developer doesn't install any plumbing fixtures for his core and shell industrial project, this prerequisite is automatically met.  Appreciate your answer in advance!

Hi Joann,  Sorry for the delayed response. There is a statement in the Reference Guide in the "Rating Systems Variations" section that states "If no eligible plumbing fixtures, appliances, and process water are installed as part of the Core and Shell project scope of work, the project automatically achieves this prerequisite." On the credit form, itself, you should choose the "Prescriptive achievement" option and select 'no' for all items that are not in the scope. I would add a narrative specifically reiterating that there are no applicable fixtures within the core/shell project scope.

In this case, how can water savings be calculated for the Water Use Reduction  credit? Can the developer use code compliance if it is the same or better than the baseline or tenant guidelines provided to all tenants?

If there are no fixtures in the CS scope, and the Prereq is not applicable, I do not believe the project would be eligible to pursue the Credit. You may want to inquire with LEED Coach / GBCI directly to ask if certain fixture flow/flush rates are hard requirements in a signed lease agreement, if that would enable a CS project with no fixtures in scope to pursue points. I'm certain they would say no if it is merely included in guidelines, which are not binding. A signed lease agreement, however, may hold more water...so to speak.
