NC-v4 EQc8:Quality views

Core and shell within an NC

We are workingon a 3 story makers lab and classroom building at a university. The third floor is being built as core and shell for a future decision on use. The 1st and 2nd floors have about 85% regularly occupied spaces w/views. If I just duplicate the 2nd floor as a hypothetical layout, as is usually done in leaseable space w/in a LEED CS project, I will still be over 75% views, and that is a sort of worst case scenario, with interior meeting rooms and a few unfortunate faculty offices. Would that be an acceptable strategy? View quality is not an issue: trees,pedestrians, etc right outside. Susan

Yes, your strategy would be acceptable. I would also provide a narrative explaining that the proposed layout would be a worst case scenario. Ensure you do not need tenant guidelines or lease agreement in regards to the leasable floor area.
