We are just starting to certify an existing Core and Shell office building. It´s been hard and complicated to get the electricity bill from every single tenant (they all have an independent electricity meter), but we do have the metered energy consumption from the whole building (including common spaces as well as tenant spaces) since the building has a master electricity meter, so we have any indicator that we might need (power, energy consumption, power factor, reactive power, etc.) for 15 minutes intervals.
Can we use that record for energy purposes, or should we ask for each and every electricity bill of the tenants?
Id appreciate your help.

Hi Gustav, the master energy meter will work just fine based on what you've described. If that meter accounts for all energy use at the building (tenants + common areas), you have what you need for this prerequisite.

as a contractor who has worked on both core and shell and ti projects I don't think there is really a difference in design. whether a bldg is built on spec or not the core and shell design is the same. in my world, some contractors are better at c&s and some in TI. the design doesn't need to be split but sometimes the work packages are before they go out for the contract, some GC's are better at handling services and curtainwall but suck at millwork and finishes. for starters, I would check the completed projects of some large commercial contractors that have a specific core and shell division, on the west coast Webcor comes to mind, lot's of office bldgs in the San Francisco area. check there completed project and then research further.
