Construction impact zone for infill

Hi Eliot, If a project is an infill, has been previously graded and already contains streets, would it meet the requirements of this credit? Also, if no historic trees existed in this (an old hay field), would that prevent the need for an arbosit to inspect it? Thanks!

Colin, regarding the project's eligibility for the credit, its infill status doesn't enter into it, but its previous development does. 'Grading' alone simply for clearing and filling doesn't meet the threshold for 'previously developed,' unless the graded area was occupied by a land-use. Alternatively, constructed streets are definitely 'previously developed.' So you're left with needing a break-down of the site into previously developed versus undeveloped portions, and then figuring out if Options 1 or 2 can be achieved with your development program. Regarding the absence of any trees, if that can be demonstrated with a photo, you wouldn't need the required arborist survey. But if there are any trees, then they need to be surveyed by an arborist.
