Any ideas how this could work for a condominium building, with parking spaces owned by specific units? I'm thinking it wouldn't be possible... Anyone tried this? Thanks!

Dealing with this on a project as well. I'm thinking the EVSE requirement won't be an issue - the project will be providing EVSE for the required % of spaces, meeting the need of condo owners with plug-in electric vehicles. It might not quite line up with the available to all on a first-come, first-served basis, impression the credit gives, but it's also not going against anything in the credit language. (If there is visitor, retail, or other parking, I'd make sure a charger is provided there too.)
Preferred parking is trickier and just not great for residential in general...a discounted parking sale would meet the credit requirement but could be an issue for management (is a parking fee separated out in the sale price? what happens if a resident buys a qualifying vehicle a year after buying the condo?). So I'm trying to come up with some possible alternatives...this project is at least going beyond the LEED minimum for EVSE, and it will use a valet system for part of the lot so we could work out a preferred parking system there like a couple past LIs have described. It's still early in this project's design so I haven't proposed an ACP or anything yet, but if the owner/manager intends to provide EVSE as an amenity, I think it's worth figuring out a way to make the rest of the credit work.
