It's obviously a sophisticated building. I hope you have a sophisticated energy modeler. You probably can't do this in a standard way in a modeling software package. You may need to make multiple runs, and combine the results based on different conditions. For LEED it will certainly require an exceptional calculation measure (ECM). Be sure to document all your assumptions and processes carefully and thoroughly.
