We are working on the project, which include 2 independent buildings: A & B (each 7 stories above grade has own mechanic, energy system and entrances ) and 1 floors underground parking space, which are under refurbishment. The ground floor is also common and dedicated for retail, restaurants and a delivery area. In each building upper floors from 1-st floor up to 7 will be office spaces for lease with the top floor allocated for the technical plant. In the parking spaces ventilation, heating & lighting system (energy and mechanical systems) are common for whole area. To the parking the entrance is under building B. There is also additional entrance to the garage though non certified existing office building, which are not include to our project. The LEED project boundary includes whole describe above project i.e. 2 building and underground parking spaces. Project is register under CS v.3 and is after design submittal. After that the Client decided to build first building A and refurbish the whole parking space, which are hand-over for and ready for future tenants and the commissioning was carried out. Now building B is built. There is new HVAC subcontractor and probably will be new CxA.
1.If carrying out the commissioning for now build building B, you will need to once again carry the commission for handed-over building A and refurbished garage (if the building A and garage commissioning has already been carried out after the completion of construction works)?.
2. Do they have to be two separate commissioning reports, or could be one common – if will be the same CxA?

Quite a project. The answer all depends on the submission. You said that both buildings are in the one LEED boundary, and you have done your design submittal. So, you have to show that commissioning was completed for both buildings, and it should not matter how many reports you have, as long as all the scope has been completed. So once all work is done and you submit for certification, you just include all commissioning done for both buildings.
