NC-2009 EAc3:Enhanced Commissioning

Commissioning Starting After 50% CDs

I could have sworn there was an LI (LEED Interpretation) discussing / approving a certain scenario where Enhanced Commissioning had been started after 50% CDs and was still acceptable under this credit. Is anyone else aware of this and can point me in the right direction? So far, I have had no luck finding any LI related to this idea (if it even exists.) Thanks very much!

I do not think there has ever been a LI on this, but it has been discussed several times in this forum, that is for sure. First of all, this is an area where I tread lightly with owner expectations. Sell all the reasons that Enhanced Cx is a great thing to do, then say that if done correctly, you might get a point out of it. I have been involved in a couple projects that had Enhanced start after the 50% point, and one that happened after the contract was awarded. In all cases, they commissioning was done because it was the right thing, and then we tried to make sure it was acceptable to GBCI. I cannot stress this enough, but I do not speak for GBCI, but here is what I did. First, we got a letter from the Owner describing why the Enhanced was starting after the normal time, and that they were dedicated to the service and were willing to consider and make changes even though the design was done or pretty darn close. We did a thorough peer review with lots of comments, and the design team responded, and in many cases it was really a clarification with no cost, and in a couple of cases, the design was changed or a change order issued to resolve something. That is the heart of what you must show GBCI, is that the end result was the same, the quality of the project was improved by having the third party review of the design and all the other parts of Enhanced.
