We have been handed over a project aiming for LEED Gold that was delayed due to COVID and previously managed by a different LEED admin who has since left the company. After reviewing the project, it appears that commissioning acitivies never really happened and the project is now nearing end of construction with some punch list activities going on. We have onboarded a CxA to begin work immediately, but my question is can we get an exception and still be able to pursue fundamental commissioning at this time if we reach out to USGBC and explain our unique situation? Has anyone else faced a similar situation, and if so, how did you resolve it? It is a priority to secure certification on this project so I'd highly appreciate any guidance on how to navigate this.

on a v3 LEED for Commercial Interiors project we were engaged mid-construction and realized there was never a Commissioning Authority on the project. We sent an inquiry to GBCI explaining the situation. They allowed the team to achieve fundamental commissioning if the CxA completed all Fund Cx tasks (even though it was a bit out of sequence). GBCI did not allow the team to pursue Enhanced Commissioning.
My experience with v4 / v4.1 has been that GBCI has become less forgiving in such situations and I'd guess that they will not allow this project to pursue LEED NC. Never hurts to ask, but don't expect them to allow it.
