However, for high-rise office buildings, the area around the building core is generally used as a primary circulation space. It is quite penalizing to include this area in the calculation as a regularly occupied space since it constitutes a rather significant portion of the total area that have low access to daylight.

Is it possible to exclude this area from the calculation? If yes, can we base this exclusion on a possible tenant layout? Or does it have to be a requirement to include in the tenant lease agreement?
