Change of Fundamental Commissioning Agent

We are working on a project that is now under construction. Fundamental Commissioning was started by one party, with Enhanced Commissioning being undertaken by a second party. The owner has now decided to end the contract with the Fundamental Commissioning agent for various reasons and contract with another Commissioning agent for Fundamental Commissioning. The Enhanced Commissioning agent remains as is. Are there any issues with this transfer and is there any specific due diligence that needs to be undertaken in the LEED submittal? Thank you

Well...interesting situation for sure. A very good narrative of the change and description of how the Enhanced Commissioning Agent has maintained control and direction of the overall commissioning process would be a good start. I would also recommend a memo from the owner indicating the change. As long as no functional testing is lost in the translation, you should be able to make this work.

We have a project where the Fund Cx and the Enhanced Cx are being done by two separate firms. The GBCI required the Enhanced CxA to have oversight and lead the total Cx efforts. I agree with Scott but encourage you to describe that your Enhanced CxA person is still having oversight and control despite the change of Fund CxA. Congratulations, Scott on attaining LEED Fellow status!

Yes Susan, there can be lots of reasons to have two firms (KJWW has been in that role on both sides if the relationship), and careful delineation of that oversight and review role is important. And thank you, knowing so many LEED Fellows, I have a lot to live up to!

Hello Scott, We have a similar situtation where the Cx Agent will be changed at the start of CA phase due to a decision by the owner.  Construction has not started and there are no functional tests planned anytime soon. Under these circumstances, is the memo and narrative an acceptable way to document the change and ensure that Fundamental Commissioning and Enhanced Commissioning are still achieved? Thank you for the help!
