Can Changes in the Master Site Credits Affect the Awarded Certification of an Existing Building?

Hello,

Hope someone can enlighten us with this.

We have an existing building in the Master Site which is already certified. The owner plans to construct a new building within the Master Site but this will mean that the previously achieved Master Site credit for Open Space and Protect & Restore Habitat which was referenced in the credits submitted for the existing building will no longer be compliant. 

1) With the above situation, will the awarded certification of the existing building be affected?

2) Will it be possible for us to register the new buidling as an individual project and not as a project within the Master Site? If the certification of the existing building will not be affected, we plan to do this approach so that we will not have to resubmit the Master Site credits and ease the documentation process.

Hi, I am solving the same problem : ) The investor is developing a project consisting of five above-ground sections connected by underground parking. We would like to use the Campus approach to pursue a certificate. The problem is in two of the five sections, which will not be certified now. Investor creates all the infrastructure within a project boundary around these two non-certified buildings - landscaped greenery, paved areas, lighting, everything. The Campus approach requires that all infrastructure in the LEED boundary must be included in the Master Plan - even if it belongs to the buildings excluded from certification (LEED Help - https://www.usgbc.org/help/can-i-exclude-buildings-my-leed-campus-boundary).
The question is, can buildings that are not certified now be eligible for certification in the future? What kind of land can they allocate if they have already been placed in certified area/ certified Master plan? Any advice is appreciated, thank you for your experience. Regards

I am not an expert but as I undertand it, when a project takes credit for oepn espace, theya are onbliged to keep the land open for a certain period. That should be checked.
