NC-2009 EAp2: Minimum Energy Performance
Our project is an office/retail building that is to utilize water source heat pumps for retail and water cooled self contained VAV units for the office floors. Condenser water from a campus condenser water system is to be utilized for at least the retail WSHP system and possibly for the whold building. What is the best method for modeling this project?

A portion of our building envelope is historic. Can we exclude it from our model?

Very carefully! :-) This is a potentially complex situation and the answer depends on many variables.
First identify if your modeling software can model this situation. If it can't be modeled directly you will need to identify a published work around or develop and defend a thermodynamically similar work around or use other software that can model it directly. From there the answer is likely to be very software specific.
