Building Area Method & Space-by-Space Method

Hello. I am working in a Multifamily LEED Project. The building has 75 Dwelling, Parking, Gym, Audience/Seating Area, Bar & Dinning Area, Corridor... I would like to use Building Area Method, because if i use Space-by-Space Method, the model would have more of 700 zones by dividing each Dwelling in several areas such as bedroom, living room, kitchen, bathroom ... But if i use Buiding Area Method, I can´t use specific uses for the rest of areas that are not dwelling (Gym, Audience/Seating Area, Bar & Dinning Area...) What is the best approach that I can use in my model?

First you do not need to create a zone for each space - see Table G3.1-7 and G3.1-9. We have found that you will achieve greater energy savings using the space-by-space method. Multi-family gets somewhat complicated. The lighting in the residential units is not covered by 90.1 SbS. So you need to follow the guidance here for the units and 90.1 for the rest -http://www.energystar.gov/ia/partners/bldrs_lenders_raters/downloads/mfhr/ENERGY%20STAR%20MFHR%20Simulation%20Guidelines_Version_1%200_Rev03.pdf?3809-1168
