We are pursuing an office project that would be essentially an addition to a parking structure that is being built design-build just several months in advance of when our work would take place. We are not in control of the parking structure project. Our office component would be built as a slice of verticle space up the side of the parking structure, and add a few full floors on top of parking levels (so kind of an upside down L-shape added on). Since this parking would serve BOTH our barnacle building AND the hotel across the street, how do we deal with boundary and parking-based credits?

Hannah - you might look at LEED Interpretation 10202 for guidance on parking based credits within a garage outside of the LEED Project Boundary. On similar projects I have included a narrative to GBCI describing the division of parking spaces between buildings (whether this number is based on anticipated use, building occupancy or leased spaces).
