Our case involves 16,000 sqft of cooled and heated space and 90,000 sqft of heated-only space. The two spaces happen to be separated by a 4-hour fire wall. Our inclination is for the baseline to be System 3 for the cooled and heated space. But we cannot find justification why the choice shouldn't be System 5, based on the definition of a conditioned space being cooled and/or heated.

The predominant condition is the heated only space so I would use a system 9 or 10 from 90.1-2010 (this has been allowed for LEED projects). I would then use a system 3 or 4 for the fully conditioned space based on G3.1.1 exception b (assuming it can be applied).
