I have a building that is roughly 20,000ft2 of office, plus another 13,000ft2 of underground parking that is heated to 50F. Should I include the parking in the area and use System 5 for my baseline, or exclude it and use system 3? I typically would say exclude parking area, just account for the lights and fan energy, but since it is heated I lean to including it. Excluding it obviously makes the EUI very strange since you are heating it, but more importantly the baseline system changes. Has anyone seen this before? Any advice?

All conditioned space would be included in the selection of the baseline system type.
