We have a building which is six stories. The first floor is retail, second thru fifth is office and sixth is residential. All are served from a virtual central plant. This does not fit exactly with ASHRAE 90.1 Add G table G3.1 for base line systems. Can anyone assist us in determining what type of base system GBCI will be expecting for the retail and residential areas? Currently we are modeling the baseline units for the retail and residential spaces as water source heat pumps which matches the proposed model.

Based on the square footage select the system type. Then check out the exceptions to G3.1.1 to see if they apply. If they do then apply them as secondary systems. The residential it only treated differently if over 20k sf. If under model with the same system as the rest of the baseline. If the selected system type is 5 or higher then see if exceptions b or c apply to the retail space.
