NC-2009 MPR2:Must be a complete, permanent building or space

Addition to existing building

We are building an addition to an existing non-LEED building and only adding a wall in the existing building. Originally we were going for LEED v2009 NC and now switched to EBOM. Does the existing building not need to be LEED for this to work?

The short answer is No, your existing building is not required to be LEED NC certified to go for LEED EBOM. ANY building can attempt LEED EBOM.

I wonder about the distinction between the two areas. The existing is only adding a wall to create an additional office. And then we have the addition. Is EBOM the best pick?

That is a longer, more complicated question and would require a lot more specifics of your facility. If your existing building is not undergoing Major renovations (if your existing HVAC system is not being updated), then you might want to go for LEED NC for the addition building only. Whether EBOM is the best pick is something you will have to determine for yourself and I suggest starting here: http://www.usgbc.org/articles/rating-system-selection-guidance Note that EBOM is a longer and potentially more intensive process, requiring a lot of records from the owner as well as buy-in by the owner on implementing policies and procedures.
