Hi everyone!
We have a single building which will have 9 office floors, 8 hotel floors and 10 multi-residential floors.
Would it be the right approach to asses it under:
- LEED v4.1 Residential Multifamily Homes
- LEED v4.1 BD+C (Building Design and Construction) Offices Core and Shell
- LEED v4.1 BD+C (Building Design and Construction) Hospitality
3 assessment for one building?

It will be interesting to see the responses to your question. We have evaluated quite a few mixed-use projects that sound similar to yours. The projects we've done always seem to come out better (LEED points wise) using LEED-New Construction for the single building projects. Just our experience...others?

Hi Lidia,
Agreed with Kath. The 60/40 rule gives you some flexibility but with Core and Shell you lose some possible credits that are likely feasible. And Homes on a high rise project is particularly challenging because it causes lots of separate visits to the site to deal with inspections. However, we are still using v4 with substituted v4.1 credits rather than v4.1.

Thanks for your reply, Kath. So is it possible to combine these very different uses under one single BD+C assessment? Multi-family has a few additional preconditions which would not be addressed under BD+C. I haven't found guidance on this online. Any guidance is very much appreciated.

In this case the 60/40 rule won't work since you have a 40/30/30 project. BD+C is your best option.

Thank you all! If I register the full building under one BD+C New Construction, what would i choose under 'type of project' - would that be 'Other' as there are 3 distinct types almost equal in area?

We use Mixed Use.

Thanks Kath. The only Mixed Use option is 'Office:Mixed Use' so I'm not sure that would describe the mix we have. I'm also expecting an answer from leedv4.1@usgbc.org, hopefully it doesn't take too long to arrive. What is your experience getting 'official' guidance? Is it as responsive as WELL?

Wasn't clear. We use "Other" and then add "Mixed Use." Best response results seem to be using the "Feedback" button in LEED Online. GBCI creates a "case number" instantly and then they are great in follow up with a person.

Hello everyone
I'm still waiting for an answer from USGBC, after a week. Is this a usual timeframe for a response?
I have a related question, please: Is there any advantage on choosing v4 over v4.1? I would have thought it's best to take the latest version so I don't understand why v4 would be chosen. Thanks!
