LEED v4.1 O+M Beta Guide
This guide provides an overview of the LEED v4.1 O+M beta rating system, including prerequisite and credit requirements, changes from LEED v4, and performance score calculations.
How many indoor air testing locations are required? Is there any published guidance on this?
A LEEDuser member provided the following input received from GBCI in February 2019:
My device measures TVOC in ppb units. How do I convert the measurements to μg/m3?
According to Arc's Guide to Reentry v1.1, TVOC measurements in ppb can be converted to μg/m3 using a conversion factor of 3.767. The guide can be accessed here.
The LEED v4.1 O+M Beta Guide also provides the option to “Use correction factors and/or conversion factors applicable to the instrument being used when converting from ppm to μg/m3 and note any assumptions in the evaluation report.”
How often do we need to conduct the survey?
The survey must be conducted at least once per year.
Whom do we need to survey?
The survey must be distributed to regular building occupants. Examples are employees or staff, volunteers who regularly use the building, residents (including residents of a dormitory), primary and secondary school students, hotel guests, and inpatients. Visitors are encouraged to be surveyed, especially if the daily average is greater than the number of regular building occupants. Examples of visitors are retail customers, outpatients, volunteers, and higher-education students. See page 20 of the LEED v4.1 O+M Beta Guide for additional information on occupancy types.
Is there a minimum response rate for the occupant survey?
According to the Data Management Guide for Buildings, the minimum response rate is typically 25% but could be less for high occupancy buildings. The Arc platform will determine the minimum response rate needed to generate a score for your project, based on your occupancy inputs.
How should I distribute the survey? What if we want to use a “lobby blitz” approach?
The LEED v4.1 O+M Beta Guide states that survey must be completed in the Arc platform. Data from surveys conducted outside of the platform are not accepted at this time. However, you can opt to do a “lobby survey” which will activate the survey for “in person” administration on a single device or multiple devices. This mode enables teams to collect survey responses from a lobby location.
