Open Space under a Large Deck

Hello!

I am working on a new construction project that will have a ~3,300 sq. ft. deck roughly 14.5' above finished grade. The deck itself can be considered open space but is the area underneath also open space (or vice versa)? I am thinking both could count toward the open space calculation. Open space is not the issue as the site is at nearly 60% . However, vegetated area is at a premium as the area covered by the deck limits plantings due to restricted sunlight and rainwater. Counting the deck area means the project would need an additional 825 sq. ft. of vegetated area. My question is, must I count both areas - the deck and underneath the deck?

Hi George,In your project, the deck sounds like it's raised up quite a bit, and the space underneath it is accessible for use. If that is the case, the deck would be treated more like a rooftop or terrace, while the ground underneath, which would be documented on a site plan, should be included in the SF for your site area; the deck SF would not be part of your overall site SF. The use of the area under the deck would determine if you should include it in your open space SF total or not, and therefore whether the vegetation requirement would include it.
