selection between BD+C: CS or NC

I am working on the Leed project for the elderly care facility (nursing home).

The project consists of 3 underground floors and 11 above-ground floors, and the 2nd to 11th floors, excluding the 1st floor, are all dedicated rooms and nurse stations.

(The basement is planned as a restaurant and fitness center.)

The concept is to receive monthly rent once the building is built, and it is not a concept of renting the building space itself to someone.

The scope of the project includes interior and furniture, and currently, every week, architecture, machinery, electricity, civil engineering, structure, landscaping, and interior companies are holding meetings with representatives from each field's CM company.

In this case, if there is someone who can give me advice on whether it is better to look at it as NC or CS, I would be very grateful for your help. (I think it is right to get certified as NC (because it includes interior), but the CM company's eco-friendly manager keeps insisting on CS and insisting on it, so I am working on the Leed project for the best facility (nursing home).
