For me, starting with the owner about their framework for decision-making.  First cost + schedule are always on the list - that's just natural due to constraints of time and money.  But, what else needs to be weaved into the decision-making matrix?  That's one thing that I appreciate about the TBLA is that our owners now have a new tool for viewing information beyond lifecycle cost + speed of construction.
