Hospitality-NC-v4 MPR3:Must comply with project size requirements

Projects with several distinct structures

"Any single structure that is larger than 25,000 square feet (2 320 square meters) must be registered as a separate
project or treated as a separate building in a group certification approach." This is from the LEED v4 BD+C reference guide. I wanted to be clear if the area given (25000 Sqft - 2390 Sqm.) is the gross floor area or single floor area.
