I am developing a senior cohousing project. It has 34 permanent homes in a maximum of 3 stories buildings. It also has common areas like restaurant, gym or laundy room only for internal use and 50% of green open area. I have a question about the Rating System. I am not sure If I have to use BD+C New Construction or BD+C Multifamily Homes. I have found similar projects on the web of USGBC that are certified with New Construction and also with Miltifamily Homes. The 75% percent of the floor area dweling units.

As far as I can see, since it's more than 50 % residential pace and since it's NOT 4 or more stories - it must go for Multifamily Midrise.
Last correction of Ref Guide says (ID#100002128):
High-rise residential buildings 4 stories or more can use New Construction or Multifamily Midrise.
Multi-family residential buildings of 4 or more occupiable stories above grade. The building must have 50% or more residential space. These buildings may also use LEED BD+C: New Construction
