I have a project that is questioning the 10% carpool/shared use vehicle spaces requirement for all non-residential and mixed use buildings. Our mixed use buildings take up a majority of the total project floor area. Most (if not all) of the parking spaces allocated to these mixed use buildings will be for the residents, not for the first floor retail. Does this 10% requirement only apply to the commercial spots in the mixed-use building, or does it also apply to the parking spots allocated to the residential portion of the building?

Emily, it only applies to the commercial floor area, not residential units. GBCI policy on this credit is preferred parking for carpool/shared-use vehicles should be based on the total nonresidential off-street spaces required for nonresidential buildings, and the nonresidential portions of mixed-use buildings.

Thank you! Additional clarification question. Our project is creating new parking garages , but it will all be under habitable space. The credit is worded such that these parking spots need to have 10% allocated to preferred parking. However, the credit form indicates that this requirement is only for surface parking facilities. Can you clarify?
