Core & Shell mandatory provisions

Hi to all,

I am currently assessing a mall LEED compliance. This is a C&S LEED project with retail units as tenant spaces where the owner has no control. I was wondering if the ASHRAE 90.1 mandatory provisions have also to be included in the lease agreement, or these spaces are exempt and only those spaces under the owner control/ base building has to be compliant with this provisions.

Hello, As per my understanding if you are taking savings in tenant areas for example; in lighting then the maximum LPD requirement must be included in the lease agreement and lighting controls within tenant spaces would be modeled identically to the baseline. The mandatory requirements of ASHRAE 90.1 are not required to addressed in the lease. Hi Julio, this is not mentioned in the ASHRAE 90.1. But I did it in the past for one of our LEED v4 cs project after raised a query to USGBC. And I got the same response. Hope this helps you. Thanks, Ashish
