Our project is a Hotel Resort, consisting of the main admin building, apartment blocks, individual villas, spa blocks, utility blocks, restaurants, multipurpose buildings, etc.
According to LEED Interpretation (LI) #10203 - the whole resort property may be submitted as a "single building" submittal for the purposes of LEED project certification if the buildings meet certain criteria.
Two of our buildings have more than 25,000 square feet (admin and multipurpose), so our understanding is that we have 3 buildings (admin, multipurpose, and all others grouped together). Is that understanding correct?
6. Any single building structure in such a complex that is larger than 25,000 square feet must be registered as a separate project, or treated as a separate building in a group certification approach using the AGMBC.
Our concern is the first LI topic:
1. The buildings included in the LEED certification must be a part of the same identity. For example, the buildings are all part of the same elementary school and not a mix of elementary school and high school buildings together in the same certification.
What would it be considered “same identity”? We are grouping different building uses together, such as hotel rooms and restaurants. Is it okay to group those different uses and consider them as a “single building”? Since to use the other buildings you must stay at the hotel, only guests have access to the restaurant.
