This is Julio, I am currently carrying out a LEED CS v4 certification for a shopping mall. The client is asking for a precertification, but I am unfamiliar with the process. I have consulted the reference guide and the LEEDuser forum but still not very specific about the documentation detail required. My question is as follows: in order to obtain anticipated points do the plans have to contain the evidences of these credits or just the narrative is enough information for the reviewers to anticipate it? I wonder this because if the plans require evidences I see little to no difference with a final certification submission.

Hi, I did precertification in 2021 for a mixed-use building. I also think the process is very unclear, there isn't much guidance on what to upload and expect besides the precertification form. The level of information depends on the credit you are trying to achieve, and remember that the precertification will indicate the level (certified, silver, gold, platinum) you are achieving, so for each credit, you need to indicate the path you are planning to achieve.
Most credits just require a narrative since the building is likely to be in a predesign phase. You can gather the information from other projects and do your best estimate. For example, for the credit for Construction and Demolition Waste Management, you need to include a list of all the streams and the projected percentage of waste. Other credits require more detail, such as the integrative process, where you must make a simple box energy model and water analysis. When the credit is going to be developed during the construction phase, like the Commissioning, a narrative is enough. It does have to be done by a specialist though and be accurate with the type of building.
I think it also depends on the Reviewer's point of view, so I recommend you gather all the information you have now and explain in detail how you plan on achieving each credit and clarify the project's level of development, and wait for the Reviewer's opinion.
