NC-v4 EAc1:Enhanced commissioning

Envelope Commissioning Agent BECx engagement/hiring deadline

I have a project pursuing both Enhanced Monitoring Based Commissioning and Envelope Commissioning per BD+C New Construction v4. To fulfill the prerequisite requirements of Fundamental Commissioning, the Cx agent "must be engaged by the design development phase". Is there a similar deadline for the BECx?

It is my understanding that both the MEP CxA and Envelope CxA must be brought aboard at the about the same time - during the design development phase. Even though this detail is not specifically pointed out in the reference guide, it could very well be pointed out by the LEED reviewer if it is not clear that all MEP / Envelope commissioning tasks were completed.

I've had a couple projects where the Cx agent was signed on later than 100% DD for one reason or another, and the response I got from LEED Coach was that even if the deadline wasn't perfectly met, we needed to have them engaged when there was still time to make changes to the design. So although the deadline isn't specified for envelope Cx, there is a "deadline" set by when the envelope design is too advanced for the Cx agent's design review to influence it.

Thanks for the feedback David and Emily. The response from LEED Coach about the agents needing to be on board "while there is still time to make changes to the design" is about what I was thinking. Thanks for confirming!
