EV spaces for residential portion?

We have a mixed-use project (office, hotel, & residential apartments). With this credit now specific to EV spaces only, how are the residential occupant spaces addressed? They are assigned spaces per unit. Can they be omitted from the parking total before calculating the 5% or 10% required? I have not yet seen anything specific to this in v4 either.  Thx!

Hi Marloes, you would not be able to exclude those spaces from the total before calculating the required number of EV spaces. v2009 required that preferred parking be distributed among different user groups, and while I don't recall just now whether v4 specifically states that as well, it is consistent with the credit intent. If you do want to exclude any user group from having EV spaces, I would recommend including a narrative justification.    With residential mixed use projects, I typically advise developers to pursue the EV Ready option for residential spaces. That way they can defer the cost of installing chargers until they know what resident demand will be, and can assign EV ready spaces to those residents.
