We have a project that has had a Phase 1 and II ESA performed. It found there was acetone and mercury on site. To meet the requirements for Option 3, does the whole LEED Project Area have to be remediated, or only disturbed areas of construction?

Hi Mark, the rating system and ref guide language defer a lot of the requirements for remediation to the local authority, so that's what I would do in this case - remediate the site to the extent required by the city/state.
When you submit this for review, you'd only need the closeout summary letter from the authority, which would just state that the parcel of land was contaminated and remediation was conducted to their satisfaction. LEED doesn't add extra requirements on top of the local authority's, and the LEED reviewer won't be looking through all the extensive supporting documentation to see exactly where contaminants are and what practices were used.
