NC-v4 MPR2:Must use reasonable LEED boundaries

Non-certified buildings in LEED boundary

I have a project that is all new construction. There are 3 buildings on the site. The main building which is what the owner wants to be LEED Certified. Another building is a shed building. Not heated or cooled. Just a shed for vehicles. The 3rd building is a maintenance building for vehicles (oil changes, tire changes, belt replacements etc). 

All three of these buildings are on the site and all are owned by the same owner and all will be built at the same time.

Can the Shed and the maintenance building be left out? We do not want to do a campus submission nor try to get LEED on either of these unless it is mandatory.

Hi Marty, If the shed and the maintenance building support the LEED project's typical operation and directly serve the LEED project, it should be included within the LEED project boundary. Please refer to LEED guide page 28 for a detailed statement.

On page 28 (top of 29) under Additional Guidance site bullet point 3 it says the project boundary my include other buildings.  The shed would not be eligible for LEED as it is just a shell building and is not heated nor cooled and no one works out of that structure. The other building is a maintenance building. This is heated and cooled but not attached in any way to the main building. It will have its own address, plumbing, sprinkler systems etc. all the buildings have their own address just sit on the same piece of property. I do not belive it would be possible to get the maintenance building to meet LEED.
