This project is in a unique position as the second tenant to move into a brand new skyscraper in downtown Philadelphia. In many ways, this commercial interior architecture project can set the standard for the projects moving into this building in the immediate future. As one of the early tenants, we are aggressively pushing on this project and will achieve >80% diversion of the construction waste diversion from landfills. The developer, the general contractor, the architecture-engineering-interior design firm, and the construction waste management sub-contractor have an exciting opportunity to carry this construction waste management achievement into many additional projects. Without having contracts in place for future commercial interiors projects for ALL tenants who will eventually move into this complex, how can we achieve an innovation credit for using the LEED project\'s achievements to commit to future levels of construction waste management within the building? Currently the developer, the general contractor, the architectureengineering-interior design firm, and the construction waste management sub-contractor have four contracts in place where >50% construction waste management diversion will be achieved during construction, and all organizations are willing to encourage/commit to pursuing construction waste management on every project any of these five parties are involved with within this skyscraper. What requirements would you require to validate this commitment? We have debated whether this submission should be done in the Innovation and Design Section as an innovation credit or in Sustainable Sites Credit 1L, Other Quantifiable Environmental Performance. We believe we can submit it for 1/2 credit in Credit 1L. All documentation will be for new tenant projects outside the scope of this project. Please advise.

Ruling

Extending beyond the this specific tenant project to other waste management activities, either occurring concurrently or planned in the future, do not warrant additional recognition. It is laudable that the project team is responsible for getting others to meet the criteria, but SS Credit 1 Option L is intended for quantifiable environmental performance in place at the time of the LEED application submittal. This guidance is also applicable to MR Credit 2, Construction Waste Management. Applicable internationally.
