Inquiry

We chose this project location for our own architectural office partially because it is situated adjacent to a large neighborhood health club. We intend to provide membership opportunity for at least 5% of the tenant occupants. The facility has shower facilities and we intend to allow bicycle storage in our own space in an interior storage room. This seems to meet the intent of the credit SSc3.2. What type of documentation will be required to verify our commitment to qualify for this point?

Ruling

Per page 94 of the LEED-CI v2.0 First Edition Reference Guide, "If changing rooms and showers are not within the tenant space, the submittals must demonstrate that the required capacity will not be compromised by other users. Demonstrate that the arrangements are permanent and are not subject to lease revisions or other circumstances out of the control of the tenant." Specifically, a copy of the contractual arrangement between the health club and the tenant indicating the provision of showers and lockers would be sufficient. This contract, suggested to be at least two years in duration, should state that any employee of "LEED TENANT PROJECT" who bicycles to work will be granted free access to the showers and lockers of the health club. Note that the change and shower facilities made available at the health club must satisfy the requirement of at least 1 shower for every 8 cyclists. Applicable internationally.
