How should the Home Size Adjuster be calculated for unique residential projects that do not meet the intent of a single family home but are also not being built like a multifamily building, such as fraternity houses and assisted living facilities?
Such projects should submit a CIR and will be ruled on a case by case basis. Rulings will ensure the HSA is not over-penalizing or over-rewarding projects. Possible rulings include: allowing projects to add common space into the average unit size and then using the multifamily HSA and allowing projects to use a HSA of 0.
