Our project is located within the property boundaries of a major resort and gaming property. The new construction registered for LEED Certification is comprised of a hotel tower and an adjacent convention center. In order to reduce heat islands, the Owners have decided not to add parking on site near the new construction project. The two new structures will utilize the existing parking garage for visitors and employees. The existing parking garage is a 6 story open air structure, with the roof being a parking level. The Project team will apply for SSc4.4 under the fourth option, Provide No New Parking. Parking for the new structures will be located within the existing adjacent garage. The Project Team also intends to submit documentation for SSc7.1, under the covered parking option. The lower 5 floors of the garage (83% of the spaces) will be covered parking. Please verify that the Project Team can be awarded points for both SSc4.4 by providing no new parking, as well as SSc7.1 for having greater than 83% of existing parking under roof.
Based on the project description it is not clear if additional parking for the hotel tower and adjacent convention center will be added off site. If there will be additional parking built as a result of the construction of the hotel tower and convention center, even if this parking is off site, then the Provide No New Parking option cannot be used. If no additional parking will be provided, either on site or off site, then the Provide No New Parking option can be used. The project team also wishes to apply for SSc7.1 for the use of an existing parking structure for the project. If the project is using the Provide No New Parking compliance path under SSc4.4, then credit for an existing parking structure that is not part of the project scope may not be taken.
