We have a 60-unit affordable midrise project that\'s planning to be smoke-free, earning 2 credits in EQ 11.2. Our preliminary blower door results indicated that we expect to also be achieving unitization less than 4 ACH 50. Is it possible to earn an ID credit for exemplary performance under either EQ 4.1e or EQ 11.1b? Currently a project can earn either 11.1, part (b) for demonstrating minimal intra-unit leakage OR 11.2 for prohibiting smoking in the building. Is there additional value to minimizing intra-unit leakage to very low levels even if smoking is already prohibited?
No ID credit should be granted for meeting the requirements for both 11.1 (b) and 11.2 in the Mid-rise Guideline.
The TASC would like EQ 11 in the Mid-rise Guideline to be reorganized, so improved compartmentalization is de-coupled from tobacco smoke control. The following format is proposed:
Compartmentalization Credit
• Prerequisite – meet the requirements of EQ 4.1 (e)
• 1 point – meet the requirements of EQ 11.1(b)
Tobacco Smoke Control Credit
• ½ point – meet the requirements of EQ 11.1 (a)
• 1 point – meet the requirements of EQ 11.2
A pressure designation must be provided for the ELA in the current credit 11.1(b).
Updated 10/1/13 for rating system applicability. This ruling is only applicable to Midrise projects.
