This multi-family rental project plans to include a full version of the O&M manual at the rental office, but would like to provide renters with an abbreviated version of the O&M manual that is tailored to only include what they need. Is this acceptable? If so, can the project checklist, accountability forms, and durability inspection checklist be left out of the renters manual?
In the case of rental properties, it is acceptable to have a shortened version of the O&M manual to give to renters, on the following conditions: 1) there is a property manager responsible for maintaining building systems; 2) there is a full version that is made available to renters on request; 3) each renter receives a copy of the shortened version; 4) the shortened version must all items in AE 1.1, including the project checklist, except the AFs and the durability inspection checklist. This ruling does not apply to units being sold.
